About The Founder

Hasmig Derderian is the founder and manager of The 119, LLC. Since 2003, Hasmig Derderian funded and/or provided structuring and capitalization strategies and solutions for hundreds of syndications, thousands of real estate investors and dozens of syndicators, both established and start-up, in both boom and bust economies. During the recessionary years, Hasmig Derderian successfully restructured and advised executives and investors on some of the largest and most complicated reorganizations and workouts in the securitized real estate industry resulting in either complete recovery of equity and/or highest reported profits to investors.

To date, Hasmig Derderian has transacted in properties/investments that span across the country, varying in asset type (multi-family, hospitality, office, assisted living, retail, student housing and other) and deal structure (LLC, REIT, Up-REIT, TIC, DST, Fund-of-Funds, and Other) representing over 6,000 investors, approximately $6 billion in asset valuation and over 39 million in combined square feet. Hasmig Derderian has served as a speaker on various real estate panels educating investors, colleagues and syndicators on investor needs, deal structure, workouts and best practices.

Hasmig Derderian began her career with Price Waterhouse and later KPMG as an Economic Consultant advising Senior Executives of the Fortune 500 on how to increase profit margins through the use of global transfer pricing and reorganization strategies. Hasmig Derderian holds a B.S. in Accounting from the Leventhal School of Accounting at the University of Southern California.

D. Michael Morris Jr., leads sourcing and business development at the 119, LLC His real estate practice has been devoted primarily to the acquisition of generational assets, as well as the development of residential properties including single, multi and mixed-use, and retail properties. While with Dynamic Development Company in Santa Monica, CA, this included built-to-suit for credit tenants such as Starbucks, Dollar General, Wells Fargo and 7-Eleven. Michael has the priceless and proven ability to source and access the most sought after properties on the west coast.   

Michael began his career with The Walt Disney Company in the year 2000, where he directed international public relations for 6 years.  In 2006, Michael transitioned his career and skills to the real estate industry.  Michael specialized in business development and fund raising for McKinley Capital Partners in San Francisco, CA, a company specializing in complex residential entitlements and development and management of single-family and multi-family residential and mixed-use properties.

Michael is a Boston University graduate. He is a licensed California Real Estate Salesperson and currently sits on the International Council of Shopping Centers (ICSC) Program Committee – Southern California Chapter. Michael resides in Manhattan Beach, CA, with his wife and two children.
